The University of Pennsylvania seeks a highly accomplished and collaborative leader to serve as the Director, Residential Services. Reporting to the Executive Director for Business Services, the Director, Residential Services will lead the administrative, management, and service facets of on-campus student housing in support of Penn’s academic mission. The Director manages residential facilities, customer service, and administrative processes in support of approximately 5,700 undergraduate students residing in the university’s 12 College Houses, as well as an Off-Campus Services education/referral program, and a graduate housing program of 500 residents.

Situated on a beautiful urban campus of close to 12M square feet of space, 186 buildings on 276 acres, Penn is in the process of implementing a campus transformation entitled Penn Connects 3.0 (http://www.pennconnects.upenn.edu). This comprehensive, award winning effort is expanding the campus over the next 20 years, including the construction of new and renovated academic, research and recreational facilities. In addition, the University secured $300M in Century Bond funding and continues to upgrade existing facilities over the coming years.
The Director will lead and manage the Residential Services department with 28 full-time staff, roughly 200 student employees while providing leadership and direction in occupancy planning, capital projects, and management of the department’s $60 million annual operating budget.
The Director will also work to promote a flexible and responsive department in supporting students, departmental staff, and members of the university community and recognize that the “business” aspect of the department is a means to an end and ensure that mission/vision statements promote the student experience at Penn.
There are many support structures in place that will aid the new Director in the process of building the program: an open and collaborative Executive Director, a strong and innovative Vice President of Business Services, and a staff that is dedicated to good leadership and management.
Qualified candidates will possess a master’s degree in higher education or related field, a minimum of seven to ten years of progressive responsibilities in college and university housing management and administration, demonstrated knowledge of organizational, managerial, budgetary, and financial management skills, successful experience in the use of technology to provide and receive services, familiarity with student housing management systems, particularly StarRez, an ability to interpret, analyze, and evaluate complex maintenance, budget planning, and property management issues, excellent verbal and written communication skills, demonstrated leadership and strategic planning skills, and experience leading and supervising a diverse group of both professional and student employees.
Additionally, candidates should bring the following characteristics: strong vision and leadership skills at both building partnerships and managing politics, a desire to influence strategic change, a high comfort level managing a large business enterprise with multiple revenue streams, an ability to see the “bigger picture,” a methodology that is progressive, entrepreneurial, and creative, and a willingness to take reasoned risks in moving the department in new directions, demonstrated ability to analyze, evaluate, and problem-solve, comprehensive experience with building effective teams, a general understanding of resource centered management and its influence upon resource allocation.
